Q: What is design-build?

A: At Manuel Commercial, design-build means that our in-house team designs and builds your project. We are your partner from the initial design through Construction. We have an in-house architect and design team that works to design your project to fit your budget and coordinates all consultants and engineers. We also have an in-house construction team that works to ensure your project is built on schedule and stays within budget. This means that you are not signing contracts with multiple parties, and you no longer have to be the middle man between the architect, engineers, and contractor. You focus on your business, and we focus on your build.

Q: I have an idea of what I want to build.  Do you produce estimates to help me determine if my project is feasible?

A: Yes, we provide potential clients a high-level conceptual budget based on an agreed-upon conceptual plan.

Q: What is a conceptual plan and budget?

A: It is a proposed floor plan and potentially a building elevation that is prepared by our design team. The conceptual budget is a high-level estimate based on historical data, which will allow you to make an informed decision on the future of your facility. You can add or remove features to fit your budget.

Q: Do you offer DESIGN-ONLY services? (i.e., Can I take your plans and bid elsewhere?)

A: As a design-build firm, we offer combined services of architecture and Construction under one roof; we do not offer design-only services at this time.  We believe the combined resources of our design and construction professionals provide accelerated project delivery, enhanced cost savings, and superior quality. Please note that as such, drawings completed in the first stage of a design-build project with Manuel Commercial remain the intellectual property of our firm and cannot be bid elsewhere.

Q: How long does the design process take?

A: Though each project differs in complexity, we can complete the design process in as little as six months from the kickoff meeting to the time we move into Construction.

Q: What will happen in the kickoff meeting, and do I need to bring anything?

A: Our team will gather the necessary information to create a conceptual sketch and estimate, such as the location and constraints of the property, nature of the business, the facility’s intended use, budget, and the desired styling and vision for the facility. If available, bring your plat, restrictive covenant, and any inspirational images that you may have.

Q: Can I build this project again in the future at another location? 

A: We love to build ongoing relationships with our clients!  Multiple clients see the benefit of our services, and we have engaged them in similar projects in new locations.  Please note that Manuel Commercial retains all copyright to our designs.  As such, subsequent builds at future locations require retaining Manuel Commercial for new services.

Q: Can I request a particular subcontractor/ vendor for my project?

A: Yes, we will send an invitation to bid if they are properly licensed and insured.

We can use them if they meet all safety, quality, and performance requirements and produce a qualified low bid.

Q: Do you build homes?

A: No, but our sister company, Manuel Builders, can help you with that.

Q: What if I don’t have the land yet?

A: Not a problem! Our team can assist you with determining the correct size of the property needed for your new build. Don’t waste money on land that isn’t the right fit for your facility.

Q: I already have a set of plans, but I need a contractor. Can you help me?

A: Yes! Not only is Manuel Commercial a one-stop shop for your architecture and construction needs, but we also provide Construction only services. We can bid jobs that have already been designed. Send us your plans and specifications, and we will provide a quote.

Q: What if I already have a set of plans that exceed my construction budget?

A: We can help with that too! We can value engineer your existing plans and work toward your desired budget.

Q: Can you help me build out an existing space?

A: Absolutely, we can! We can design and construct your buildout.
